How verification works
Wherever possible we privately verify that a reviewer had a genuine relationship with the property, business or professional they are reviewing. Accepted evidence includes a lease, bond record, rent receipt, utility record, correspondence, strata levy notice or management agreement.
Verification documents are never displayed publicly. A "Verified Experience" badge means the relationship or experience was verified — it does not mean Property Rank has verified every factual statement in a review.
Anonymous reviewing
Reviewers may publish under their name or anonymously. Anonymous publicly means your identity is hidden from the public, while Property Rank may privately verify your experience.
The Property Rank Score
Scores are calculated out of 10.0 from structured category ratings across verified experiences, weighted for recency, reviewer relationship and evidence strength.
Moderation statuses
- Pending
- Submitted and awaiting moderation.
- Published
- Live on the profile and counted in the score.
- Under Review
- Being assessed against our guidelines.
- Challenged
- A business has disputed the review; verification requested.
- Temporarily Hidden
- Hidden while an assessment is completed.
- Removed
- Removed following assessment.
- Rejected
- Did not meet publication guidelines.
Fair to businesses
Every business can claim its profile, reply publicly, report content and challenge a review.
Fair to reviewers
Reviewers can edit or withdraw a review and respond to verification requests at any time.
Careful with people
Private individuals are treated carefully. Reviews are structured around the tenancy experience rather than naming ordinary private people.
